This extremely attractive Cotswold cottage is one of two cottages in the grounds of The Walnuts – a Grade 2 Listed period Cotswold Stone village house. It has been recently converted and renovated to a very high standard. Situated in the centre of the village, close to the small village church and the Churchill Arms, it is set back from the road and reached by a driveway. Public footpaths across the grass field adjacent which leads to an "arborteum" which was planted approximately 10 years ago where you can walk along wide grass paths, see with wild deer, pheasants etc or just sit and watch the stream trickling by.

Very comfortably furnished with two, two seater sofas and three armchairs. Cotswold stone fireplace with open fire with logs or alternatively an electric "wood burning stove" effect fire can be used. 32" Flat screen television with SKY. DVD player.
One step down from the sitting room into the
KITCHEN
With fitted cupboards solid ash worktop and attractive Italian rustic floor tiles. Ceramic hob, electric double oven, microwave, toaster, cafetiere, dishwasher. Radio/CD player. A door leads off the kitchen to a Utility Room where there is an fridge freezer, washing machine and tumble dryer. Ironing board and iron.
Leading off the kitchen is the
CONSERVATORY DINING ROOM
A lovely, light (facing south/southwest), spacious room overlooking the garden. Dining table and chairs for six people.
Off the sitting room a door leads to the
DOWNSTAIRS BEDROOM WITH EN SUITE SHOWER WET ROOM

Stairs lead from the sitting room/kitchen area upstairs to the first floor landing. There is a fitted stairgate at the top of the stairs.
All the bedrooms are of equally high standard and are only numbered so as not to cause confusion!
