PROPERTY DETAILS:
Swinbrook is 3 km (2 miles) east of Burford,
on the River Windrush. It is a very pretty small village with
17th-and 18th-century houses and cottages. It is a lovely
base to explore not only The Cotswolds but also Oxfordshire.
The Oxfordshire cycle path runs through the village. The wisteria
clad Swan Inn in Swinbrook serves real ale and excellent meals.
The Green is situated in the centre of the village facing
an attractive wooded glade where the Little Wenrisc stream
runs, before joining the River Windrush. There is ample parking
for two cars.
The Green is decorated throughout with natural colours which
all are in keeping with the period of the house. There is
full oil central heating with radiators throughout the house.
Enter the front of the house via the porch, with the original
old stone flooring.
LARGE FRONT PORCH
SITTING ROOM
A warm and cosy room. with open fire. A basket of
logs is provided. Two seater sofa, two easy chairs plus a
small nursing chair. A lovely setting for a relaxing evening
or lazy afternoon watching the 25" television (not shown in photo), DVD or Video. From the
sitting room there are two doors one leading to:
GROUND FLOOR BEDROOM THREE
With En suite Bathroom/Utility. Single bedroom with Victorian
black iron bedstead. A light and airy room. Old pine chest
of drawers. The floors are again flagstone with a rush mat
beside the bed. A door from the bedroom leads to:
BATHROOM & UTILITY
White bath, basin and wc with attractive black and white flooring.
The bathroom has a very large window letting in a good source
of natural light. In the corner of the bathroom is a washing
machine and tumble dryer. Another door for the sitting room
leads into the kitchen.
KITCHEN/DINING AREA
The living kitchen has both work area and dining/ relaxing
area. Attractive kitchen with painted, wood panelled, fitted
cupboards and beech wood work surfaces with a flagstone floor.
The Electrolux electric oven and hotplate has been built in
to the alcove which formerly would have housed the fireplace.
The large mullion window over looking the side of the garden
adds a natural source of light. There is a Belfast sink with
brass mixer taps. The kitchen is well equipped with microwave,
integrated AEG fridge with icebox and a Bosch dishwasher.
The washing machine and tumble dryer are in the bathroom.
A cupboard under the stairs also gives extra storage space
if needed.
The spacious dining area is somewhere for the whole family
to get together. There is a dining table to seat 6, together
with a large, comfortable sofa and rocking chair. This room
is light and airy – attractively furnished with antique
pine dresser and linen cupboard.
French doors lead outside onto the veranda and garden.
A staircase in the kitchen leads to first floor landing.
Please note that the staircase is open on one side and is therefore not suitable for young children. The floors upstairs are old polished wood with rush matting
rugs.
BEDROOM ONE
Black iron and brass double bedstead (4’6” wide).
Attractive gingham curtains, co-ordinating with the ladies
armchair. Two bedside cabinets with matching lights. A mahogany
chest of drawers is provided for storage as well as additional
hanging space. There is also the original Victorian fireplace
in this room.
BEDROOM TWO
Two matching black iron Victorian beds separated by a mahogany
chest of drawers are in this bedroom. There are also matching
bedside lamps. Two large mullion window gives views to the
front of the house and garden, providing a wonderful source
of natural light. There is also the original Victorian fireplace
in this room with black iron grate.
STUDY / LIBRARY ROOM
A well stocked built in shelving unit offers a huge variety
of reading material and games. Large easy chair. Also in the
room is an old light oak barley twist legged table with chairs
which can be used as a desk. Additional lighting with table
lamps. The mullion window looks out on to the back garden.
A door from this room leads into the
SHOWER ROOM
A large double “walk in” shower, wc, and pedestal
basin, all in white. To add to the character of the room there
is also a limed oak bathroom cabinet and mirror. heated towel
rail.
COVERED VERANDA WITH DECKING & GARDEN
French doors from the Dining Room lead onto the wooden decked
veranda which overlooks the garden. You can sit and enjoy
a coffee or glass of wine, whatever the weather. Walking down
some stone steps from the veranda leads you to a patio table
and chairs surrounded by lavender borders creating a wonderful
soothing environment. The garden is laid mainly to lawn with
a variety of trained trees as well as a selection of shrubs.
Also, not to forget the trampoline for those more energetic
or the hammock for those who just want peaceful relaxation.
The garden can be accessed by the side gate to the left of
the house. A pretty, small stream runs parallel to the length
of the house (Parents with small children please note).
CAR PARKING
Off road parking for 3 cars.
Children welcome. We regret, however, there is not a cot and highchair available at this cottage.
No smoking and no pets in the cottage.
