gradually increase and decrease between these periods. Prices
for Christmas and New Year on request. Short breaks out of
season or for late availability. Prices quoted include for
electric, logs, linen and towels, fresh flowers and welcome tea tray with home made cake.
 
PROPERTY DETAILS:
Built
in 1590, Orchard Cottage has retained a wealth of original
features. There are flagstone floors with rugs throughout
the ground floor. The first floor and stairs have old, polished
wood floors with rugs in the rooms and all the rooms have
exposed old elm beams. The walls are either exposed Cotswold stone or elm beams with lath & plaster between. There are night
storage heaters in all the rooms (except bathrooms which have
very efficient wall mounted convector heaters and heated towel
rails) and those on the ground floors have an additional convector
setting. There is an immersion heater which heats
all the water for the cottage.
Because of their age the stairs are very sloping (although
not especially steep) and great care should be taken, in particular
on the top flight of stairs to the 3rd bedroom. The
cottage has a telephone for incoming and emergency calls.
Outgoing calls can be made with a charge card.
SITTING ROOM
Dominating the room is the original inglenook fireplace, complete
with bread oven.You will be able to sit and relax on the two
comfortable sofas and chair in front of a warm log fire, reading
a book from the oak bookcase.In an alcove is a writing table
and chair. There is a TV, video recorder and DVD player.
The Dining Room, Kitchen and stairs all lead off the Sitting
Room.
DINING ROOM
In the fireplace is a wood burning stove. Dining table
to seat 6 people.
KITCHEN
The kitchen has attractive craftsmen made fitted cupboards
with elm doors and work-surfaces of solid iroko wood.
Very well equipped including a Bosch fridge freezer, a Bosch
dishwasher, AEG washing machine/tumble dryer, electric cooker
with ceramic hob and one and a half oven with grill, microwave.
A door leads out to the rear garden.
A
door leads from the sitting room up the stairs. These stairs can be slippery and you are advised to wear rubber soled shoes or rubber soled slippers.
BEDROOM ONE
This is a large room with two windows. The King Size
(6ft) bed is zipped and linked and can be made into two, 3ft
twin beds if required.
BEDROOM TWO with En-suite Bathroom
Double bed (4'6"). There is an old stone fireplace in one corner of the room (non working). Leading off this bedroom is a bathroom with a white Victorian style bathroom suite. We have also just installed a new walk in shower with powerful electric sports shower. WC and basin. Heated towel rail. Shaver point.
FAMILY BATHROOM
On the same floor is a family bathroom with newly installed white bath (with mixer taps), WC and basin. Heated towel rail.
An
old elm wooden door with wooden latch leads from the landing
upstairs.
BEDROOM THREE
Although situated in the eaves of the cottage the
ceiling is full height throughout. This is the only room in
the house which is carpeted. Two single 3 ft beds. Because
of the sloping, uneven stairs direct from this room we do
not recommend it for small children or the elderly.
GARDEN
The cottage is set in its own walled garden with
rose beds to the front and lawns with a pond to the rear (those
with toddlers please note). There is a wooden garden
table and chairs and sun chairs. Barbecue.
PARKING
There is a wide grass verge in front of the cottage where
you can park.
