PROPERTY DETAILS:
High House is situated in the centre of Chipping Campden approximately 200 yards from the High Street, with the added bonus of having its own garden and private parking for two cars (at a squeeze).
Virtually rebuilt in 1903 by C R Ashbee for a member of the Guild, using some of the materials from an earlier cottage which stood on the site. It has been Grade II Listed by the Department of National Heritage.
Furnished with style and with high quality, co-ordinating soft furnishings. Oak flooring throughout the ground floor and fitted carpets to bedrooms and stairs. Oak doors throughout the house. There is full gas central heating. Cars and tractors can be heard going by at the front of the house, but only the occasional lorry as lorries are banned from the centre of Campden except for deliveries.
Entrance Hall
Enter the house on the middle floor into the hallway, with walk in alcove for hanging coats and plenty of space to leave shoes.

Good sized kitchen with cream coloured, shaker style fitted cupboards throughout. A lovely light and sunny room. There is a drop leaf table at one end of the kitchen and two chairs. Flat screen TV. Very well equipped with a Rangemaster cooker with gas hob, two electric fan ovens and a separate grill. Under work top fridge and separate freezer. Washing machine, tumble dryer, dishwasher, microwave, four slot DeLonghi toaster, cafetiere.

Sitting Room with Dining Area
Attractive sitting room with oak flooring and cream rug. Stone fireplace and surround with gas black stove with coal burning effect. Knowle style two seater sofa and another large two seater sofa. Two armchairs. Centre coffee table (not in photo). Attractive wood topped, distressed painted sideboard. Flat screen television with Freeview. DVD.
The dining area is part of the “L” shaped sitting room and has windows all down one side. Polished oak dining table with six chairs.
A door leads from the wide passageway to the
Conservatory
Stylish oak conservatory with limestone tile flooring. There is underfloor heating in this room with an independent thermostat control. Blinds cover the whole of the roof if required. New cane suite with matching three seater sofa, two seater sofa, armchair, coffee table and occasional table. This room faces the rear garden in a north easterly direction – ideal for the morning sun.
Stairs lead from the hall to the first floor landing. All bedrooms face the front of the house
Bedroom One
With brass Queen double bed (5’ wide). Matching bedside cupboards and wardrobe with hanging, two shelves and separate drawer. Club style armchair.
Bedroom Three
Twin single beds (3’ wide) in New England style with matching bedside cupboards and wardrobe. Chair.
Bathroom
Family size bathroom with modern white suite and limestone floor tiles. Curved bath with shower and shower screen over. Basin and WC. Heated towel rail.

Bedroom Two with En suite Bath /Shower
This bedroom exudes such a calm and tranquil feeling. Double bed (4’6” wide). Please note that the bed is against the wall on one side. This is a good size room with fitted wardrobe. There is an en suite bathroom with modern white suite and limestone floor tiles. Curved bath with shower and shower screen over. Basin and WC. Heated towel rail.
Garden
Mainly grass with shrub borders. On three levels with Cotswold stone walling and steps. Those with small children please note. There is a patio area on the upper level with wooden table, chairs and parasol. South facing, this area catches the sun for most of the day.
Parking
Gravelled private parking area for two cars. Electric gates with remote control.
A well behaved dog is permitted by prior arrangement only

We appreciated being at High House and rented the property online because of the conservatory and photos.
Absolutely charming for us was the unexpected opportunity to visit almost 25 gardens in Chipping Campden that were opened as part of a fundraising for a hospital charity. Also, and significant for us, the conservatory provided a light-filled space to do our reading and work, even on rainy or misty days, while the "wildlife" afforded us light entertainment, including:
* property squabbles over the yard, with an older woodpigeon evicting younger interlopers
* two small dun-colored blackbirds being fledged
* delicate robins and their young
* smaller yellow-toned birds flitting across trees
* strawberries being snipped from the terraced plants by all the birds, down to the smallest nubs of emerging fruit
* two serene partridges, occupying the yard for a while to the exclusion of all other birds, each taking turns to be on watch, while the other nibbled on the grassy turf (for seeds? insects?)
* brief moments of fear for the birds when one or another of the neighboring cats would occasionally enter and patrol the yard
* and much fun watching the mice in their brief moments of exposure, zipping across the first and second stone steps of the higher terrace (going out for supplies?), with one young one venturing down to take the last of green emerging strawberries on the last day
We were amused and diverted, loved being back in the Cotswolds, and enjoyed the house in all weather.
