gradually increase and decrease between these periods. Prices

season or for late availability. Prices quoted include gas, electric, linen, towels, fresh flowers and welcome tea tray with home made cake.
  
PROPERTY DETAILS:
Acer Cottage is a family home ideally situated in a residential area of Chipping Campden within five minutes walk of the town centre. Although relatively new, it is built, in the traditional Cotswold style, of local stone with beamed ceilings. There is full gas central heating, and the cottage is fully carpeted except where stated.
ENTRANCE HALL
With wood effect flooring.
SITTING ROOM
A large room with comfortable two-seater sofa, two matching armchairs and two lady’s chairs. There is a coal effect gas fire for instant heat, a 28” flat screen television with Freeview, a DVD player. There is a plentiful supply of books of books for you to relax and read during your stay. To one side of the room is a spacious dining area with seating for five.
French doors lead out to a small glazed porch and then out to the garden.
KITCHEN
With fitted wooden cupboards, solid wood worktops, Belfast sink and flagstone floor. It is well equipped with gas hob, eye-level electric oven with grill, refrigerator, freezer, dishwasher, washing machine, microwave, toaster and cafetiere. At one end of the kitchen is a table and stools so that if you wish you can eat in the kitchen or just sit and chat over a mug of coffee.
CLOAKROOM
Handbasin and WC. Hooks for coats.
STAIRS with handrails on either side, lead upstairs from the hallway to the landing.
UPSTAIRS CUPBOARD
Containing iron, ironing board, vacuum cleaner etc.
BEDROOM ONE WITH EN-SUITE SHOWER ROOM
Double (5’0’’) bed, bedside tables and lamps. Two chests of drawers, fitted wardrobe and bedroom chair. En suite shower room with walk in shower (with hand rail), hand basin, bidet and WC. Shaver point.
BEDROOM TWO
Two single (3’0’’) beds, chest of drawers and fitted wardrobe.
BEDROOM THREE
Single (3’0) bed, chest of drawers and wardrobe.
BEDROOM WITH BATH & SHOWER
Bath with handrail, mixer taps with hand-held shower attachment. Over-bath shower with fitted shower screen. Hand basin and WC.
GARDEN
This small garden has a patio and gravelled area, edged with shrubs and surround by a low drystone Cotswold wall. Chairs and a table are provided so that you can sit and enjoy the sun in this south facing garden, with view overlooking fields to the rear. There is a rotary washing line and a concertina rack for drying clothes.
PARKING
There is a wide driveway to the side of the cottage with two private parking places.
Strictly no smoking and no animals in the cottage.
