Access Statement For
ROSE & CROWN HOUSE
Introduction
Rose and Crown House with its two gabled dormers is described in Pevsner’s Buildings of England as the best of the C17th and C18th houses in the Lower High Street.
The main part of the house is built of Westington stone on a wooden frame which would have been constructed first and can be seen through various rooms in the house.
We have tried to provide as much information as possible in this statement, if you have any queries please do not hesitate to call.
Pre-Arrival
All enquiries / bookings are handled by Campden Cottages. They have an extensive web site which includes much useful local information as well as a page for Rose and Crown House showing photos and a full description.

Once the final payment is made, directions are sent to you which include the postcode
There is an infrequent bus service to Chipping Campden. There is a link to the timetable under
Local Information / Transport on the Campden Cottages web page.
The nearest railway station is Moreton in Marsh which is away. However, trains stop more
frequently at Moreton in Marsh which is approximately 8 miles away. It is on the main line from
London Paddington to Worcester. There is a bridge ramp for wheelchair access.
Taxis are not always waiting at the station and you are advised to book a taxi in advance, numbers can be provided on request or can be found on the Campden Cottages web page under Local Information / Transport.

Arrival & Car Parking Facilities
There is no designated parking for Rose & Crown House, all parking is on the High Street itself,
on a first come first served basis. There is no time limit and no charge for parking near Rose and Crown House. The pavement outside the house is uneven.
Main Entrance & Reception
All plugs and electrical switches, except where stated, are 27cm or 130cm high..
The front door is a wooden door 90cm wide and 194cm high. There is a doorbell. The door
opens inward with the hinges on the right.
The door leads into a flagstone hallway which is 106cm wide and a step17cm high with the remaining hallway being 130cm wide. The width of the hallway is 77cm where there is furniture.
There is a slight 45° gradient in the hallway.
The electrical and gas cupboard are behind the front door.
The hallway leads to the garden with the sitting room, dining room and two kitchens off the hallway.
Sitting Room
The doorway is 73cm wide and 184cm high, there is no step leading to wooden flooring.
There is a seat below the outside window looking out to the street.
There is an open working fireplace 150cm high and 240cm wide.
The lowest point in the room 200cm high.
All furniture except the window seat is moveable. There are
2 x 2 seater sofas
1 x armchair
3 x dining room chairs
TV and accessories with remote controls.
There are rugs on the floor and free space between all the furniture.
Dining Room
The entrance to the dining room is up a 17cm step
The door is 80cm and 193cm high.
There is a wooden floor.
Around the table there is 64cm freespace to the left of the table and 57cm to the right of the table.
The dining room table is 74cm high.
There is a window seat at the end of the room below sliding windows looking out onto the street.
Kitchen (Main)
Doorway 86cm wide and 180cm high
Gas cooker 95cm high and 100cm wide
The counters are 9cm high with all electrical switches 18cm high off the counter top.
The sink is 91cm high and the taps are 56cm from the counter edge.
There are cupboards high and low with the high cupboard handles being 61cm from the counter
top.
There is an extractor fan and hood 82cm above the cooker.
Light switches are 133cm high.
There is a heating rail for radiator.
Freespace in the kitchen is 105cm wide and 214cm long.
Kitchen (Prep Area)
Doorway is 92cm wide going down to five steps.
Step 1 – 5cm high
Step 2 – 20cm high
Step 3 – 16cm high
Step 4 – 14cm high with landing point
Step 5 – 19cm high and bottom step.
There is a step on the landing point leading to a locked cupboard of the owners – 18cm high
The sink is 123cm high reduced down to 106cm with a step provided.
There is an iron, toaster, microwave and toaster available here.
Under sink cupboard handle 94cm high.
2 x Dishwashers with pulldown opening controls are 110cm high.
Dryer with door handle 65cm high and controls 92cm high
Washing machine with door handle 63cm high and controls 92cm high.
There are 2 x locked cupboards belonging to the owners.
Freezer 92cm high pullout opening.
Fridge door handle 13cm high, bottom shelf 120cm high and top shelf 180cm high.
Top cupboards to the side of the fridge 150cm high.
Back Exit
Latch handles with 2 x locks, 100cm and 200cm high.
Leading to uneven surface outside.
Hallway to Annexe
2cm high step into carpeted hallway.
Doorway 84cm wide and 184cm high.

Light switch at the top of the stairs 117cm high.
Garden Room
Large spacious room with a collection of moveable furniture and an open fire with a stone hearth.
Annexe Bedroom (Bedroom 5)
Doorway 70cm wide and 182cm high.
5ft bed with 95cm freespace to the left of the bed and 70cm to the right and 45cm at the bottom
of the bed.
There is a sloping ceiling in this room as it is an attic room.
Stairs to Upstairs in Main House
Doorway from sitting room 72cm wide.
There are 10 x steps 20cm high to a landing and then 3 x steps down to Bathroom (2)
Past 2 x locked cupboards to Bathroom (1).
3 x further steps, 20cm high, leading to Bedroom 2.
From Bedroom 1 there are 10 x further steps with no handrail and then turning steps followed by
3 x further steps all 20cm high, leading to Bedroom 3 and 4.
Bathroom (2)
Doorway 67cm wide and 190cm high doorhandles 85cm high with lock on the door.
Small handbasin 89cm high with taps 95cm high, with shelving above.
Bath 53cm high and 14cm long with electric shower and screen, shower controls 120cm high.
Toilet 43cm high.
Bathroom (1)
Doorway 57cm wide and 180cm high with doorhandle and lock.
Bath 58cm high, under the eaves of the house. Taps 75cm high.
Toilet 43cm high.
Separate shower cubicle with a step 33cm, controls are 110cm high. The cubicle is 75cm x 70cm with the door 59cm wide.
Sink 80cm high with an above head shaving point.
The window opens outwards with a radiator adjacent to it.
Bedroom 2
Doorway 69cm wide and 180cm high with lever handle and lock.
Slight gradient on the floor in keeping with the age of the house.
Moveable furniture, bed and armchair included. 120cm space on right of bed, 230cm on left of
bed and 60cm at end of bed.
5ft bed.
This bedroom holds the electric box.
Bedroom 1
Doorway 73cm wide and 187cm high with no lock.
Light switch 134cm high.
Small hand wash basin with door 57cm wide and 197cm high. Sink 82cm high with shelf above
and light.
Built-in wardrobe and cupboard.
5ft bed with freespace 55cm on right of bed by window, 190cm on left of bed and 102cm at foot of the bed.
Bedroom 3
Doorway 70cm wide ad 174cm high.
4ft bed with freespace 122cm on left of bed next to built-in wardrobe, 80cm on right of bed under
the eaves leading to a low ceiling. There is 206cm at the foot of the bed wih a 40cm gap on the
corner of the bed with the doorway.
Bedroom 4
There is a step into this room of 13cm.
Doorway 68cm wide and 140cm high.
4ft bed with freespace, 135cm on right of the bed, 160cm on left of bed and 110cm at the foot of
the bed.
There are two alcoves under the eaves of this room available for a cot and storage of belongings.
Low window of 60cm high.
