ACCESS STATEMENT

SPRING COTTAGE, BIRDCAGE WALK, CHIPPING CAMPDEN, GLOUCESTERSHIRE GL55 6AY

INTRODUCTION

Spring Cottage is a 19C detached Cotswold stone cottage which is a short walk from the centre of Chipping Campden.  To find the cottage you should proceed down the High Street in a southerly direction until you come to the Catholic church.  Turn right into West End Terrace and after 200 yards turn left into Bird Cage Walk where Spring Cottage is the first property on the left hand side.

PRE ARRIVAL

  • Bookings are handled by Campden Cottages on whose website full details of the cottage can be found including pictures of all the rooms and a dimensioned plan of each floor.
  • Bookings/enquiries can be made directly via the website or by email, telephone, fax or letter.
  • All guests are provided with written directions to the cottage and the code number for the key.
  • The nearest bus stop is outside the Town Hall on the High Street 800 yards away.
  • Moreton-on-Marsh railway station is 8 miles away.  This is on the Worcester to London (Paddington) line.
  • This Access Statement is available on Campden Cottages website and in the ‘Visitor Information’ file in the cottage.

ARRIVAL AND CAR PARKING FACILITIES

  • Your car can be parked close to the back door for off-loading but it should then be parked either in the garage or in the separate car parking space (which is separated from the garage by the two car parking spaces for 10 Coronation Close).

MAIN ENTRANCE AND KITCHEN WITH DINING AREA

  • The main entrance is the back door.  This is 8 feet from the road over a flat pebbled area.  The key for this door and the garage door is kept in the key box on the right hand side of the back door.
  • The back door is 6’ 6” high by 2’ 9” wide.  The keyhole is 3’ 9” high.
  • The bottom of the door frame is 7” above ground level.  There is no step.  There is a wrought iron metal mat outside the back door and a large mat insert into the paved natural stone floor inside the kitchen door.
  • The back door opens into a short corridor in the kitchen/dining area with a base kitchen unit and freezer under a work surface to the left of the corridor with a dresser, on which the visitor information is kept, to the right.
  • There is a 3 gang switch on the right about 18” from the back door.  The furthest away switch is for the light outside the back door, the middle switch for the light in the corridor and the nearest switch for the light in the dining area.  The switch for the light in the garage is above the dresser.
  • The freezer and dishwasher are built into the units under the work surface in the main kitchen area.
  • The wash/tumble dryer can be found in the large cupboard at the end of the entrance corridor.  The gas central heating and controls are also in this cupboard.  There is an old fashioned ‘pulley’ drying rack above the corridor.
  • There is a round pine table and six chairs in the dining area of the kitchen beside which is a set of book shelves which contain a number of books together with games.
  • There is a gas ‘wood burning’ stove in the dining area.
  • There is a box file containing instruction manuals for all the appliances and another box file containing guide books and some maps.  There is also a Telephone Directory and a Yellow Pages.
  • The staircase ascends from the kitchen and is 2’ 3” wide at its narrowest point.  There are 12 steps of 7” in height.  There is a banister which is 3’ above stair level on the left hand side only.  The lowest ceiling height clearance is 6’.  The room thermostat is at the bottom of the stairs (the radiators also have individual thermostatic valves).

FRONT DOOR, ENTRANCE HALL AND GARDEN

  • The front garden is accessed via a gate from Birdcage Walk.  There is a flagged path (which is level but slightly uneven) and patio area which leads to the front door.  The patio area has a table and four chairs (there are an additional two folding chairs which are on a shelf on the right hand side of the garage).  The front door is 6’ 4” high and 2’ 4” wide.  The keyhole is 4’ 5” high.  The bottom of the door frame is 2” above ground level.  The front door accesses a short corridor which is 2’ 3” wide at its narrowest point.  There is mat just inside the front door inset into the paved natural stone floor.  The doors for the downstairs bathroom (door 6’ 2” high and 2’ 2” wide), kitchen (door 6’ 6” high and 2’ 6” wide) and sitting room (door 5’ 9” high and 2’ wide) all lead off this corridor.

DOWNSTAIRS BATHROOM

  • The downstairs bathroom.  Contains a toilet which is 16” high with 8” of access to the left and 2’ 4” to the right.  There is a sink which is 2’ 11” high and a bath which is 1’ 9” high, 5’ long and 1’ 9” wide.  The floor is tiled.

SITTING ROOM WITH DINING AREA

  • The door from the kitchen to the sitting room is 6’ 6” high by 2’ 9” wide.
  • The carpet is light brown and is 100% wool (short pile).
  • To the right as you enter is the dining table and six chairs.  There is an extension leaf in the walk in under stairs cupboard which is to the left.  To the right of the cupboard is the other entrance door from the front door corridor.  On the right of this door is a switch which controls all five lights (3 table, 1 fixed and 1 standard lamp).
  • There are five easy chairs, a two seater settee and a round table with table cloth under which is the TV with remote control and DVD player.
  • Parallel to the settee is a coffee table and on a small table there is a Murphy valve radio from the 1940s. 
  • There is a gas ‘wood burning’ stove in the fire place in the sitting room.  The chimney in the dining area is blocked off and this fireplace is just a feature.

UPSTAIRS BEDROOMS  

  • Are all accessed from the corridor at the top of the stairs from the kitchen and are carpeted in short pile light brown carpet.  There is wardrobe space in all the bedrooms.

BEDROOM 1 (AND SHOWER ROOM)

  • The door to the bedroom is 6’ 4” high and 2’ 2” wide.  It contains two 3’ beds which have drawers underneath containing spare duvets.  The two beds are against opposite walls and there is a 2’ 6” space between the beds.  At the head end of the beds there is a drawer unit on which a single reading lamp sits.  The en suite shower room is at the other end of the beds and its access door is 6’ 2” high and 2’ 2” wide.  The toilet is 16” high and there is 14” of access on either side.  The sink is 2’ 9” high.  The shower door aperture is 5’ 8” high and 1’ 4” wide.  The floor is tiled and the shower base is 7” above floor level.

BEDROOM 2

  • The door is 6’ 5” wide by 2’ 4” wide.  It contains a 4’ 6” double bed.  There is 2’ 6” of access all the way round the bed.  There are two table lights one on either side of the bed.

BEDROOM 3

  • The door is 6’ 5” wide by 2’ 5” wide.  It contains a 4’ 6” bed.  The head end (top 2’) of the bed is recessed into an alcove and there are two wall mounted reading lights.  There is a minimum of 2’ of access all the way round the rest of the bed.

The bedding in all bedrooms is either cotton or percale with non feather pillows.
