For Orchard Cottage, Saintbury

Introduction

Built in 1590, Orchard Cottage is a detached Cotswold stone cottage which has retained a wealth of original features. It is situated in the beautiful Cotswold countryside, surrounded by its own garden.  Cars can be parked on the wide grass verge to the front of the cottage.

We have tried to provide as much information as possible in this statement, if you have any queries please do call. 

Pre-Arrival

 

All enquiries / bookings are handled by Campden Cottages.  They have an extensive web site which includes much useful local information as well as a page for Orchard Cottage showing photos and a full description.

 

• Bookings / enquiries can be made via email, fax or phone
• Once the final payment is made, directions are sent to you which include the postcode
• The no 12/22 bus which runs from Moreton in Marsh to Stratford on Avon via Chipping Campden, Broadway and Willersey can stop at the end of the road, approximately 200 yards away.  There is a link to the timetable under Local Information / Transport on the Campden Cottages web page. 
• The nearest railway station is Honeybourne which is 4 miles away.  However, trains stop more frequently at Moreton in Marsh which is approximately 10 miles away It is on the main line from London Paddington to Worcester.  There is a bridge ramp for wheelchair access. 
• Taxis are not always waiting at the station and you are advised to book a taxi in advance.

Arrival & Car Parking Facilities

• There is parking for up to 4 cars on the wide grass verge at the front of Orchard Cottage. 
• There is a flagstone path leading from the verge up to the front door bordered on one side by flower beds and by grass on the other.  This path is uneven in places.
• The wooden gate into the front garden has a latch at a height of 94cms on the cottage side of the gate, on the top right. The gate is 100cm wide

 

 

Main Entrance & Sitting Room

• The entrance door is 80cm wide x 171cm high.  There is a wooden threshold 4 cms high
• The key hole lock is 104cms from the ground
• The light switches are 128cms from floor
• The door is hinged on the right 
• The latch is 134cm from floor
• The door leads directly into the sitting room.
• The sitting room is 5.15 metres x 4.14 metres.
• The lowest ceiling point is where the main beam goes across the width of the room which is 182cm from the ground
• Ceiling height at the front door, floor to beams is 205cms
• There is a recess to the right of fireplace 153cm x 93cm
• Floor - stone flags which by their nature are uneven
• There is a rug on the floor in front of the fireplace 135 x 121cms between the sofas and under the coffee table
• There is free space between the rear of one of the sofas and the bookcase which is 90cm wide
• The inglenook fireplace is 126cms to bottom of      lintel from floor. Width 128cms

• The height from the floor for the items of furniture in the sitting room are

• The windows have window sills 45cm deep and the  window locks are at 134cm height
• There is a night storage heater with controls on the top at 74cm height

• There is a low door 69cm wide x 132cm high to a storage space under the stairs where the fuse board is located.

• A door from the sitting room leads into the dining room
• The room size is 3.9 metres x 4.4 metres
• The latch is on right at 130cm height
• The door hinge is on the left
• The door measures only 174cm high x 69cms wide   
• Floor - stone flags which by their nature are uneven.  2 rugs on the floor
• Height floor to main beam across room 174cms
• Floor to ceiling beams at kitchen wall 183cm, at front wall 198cms.
• Fireplace with wood burning stove.
• 1 spotlight & central light on switch to right of door at 135cm height
• Second spotlight, switch by light behind beam, 195cms height
• Dining table 72cm high with 56cm floor to lowest point of table (underspace)
• Dining chairs 44cms to seat. Two chairs have arms
• Chaise longue 45 cms to top of  cushion

• The windows above the window seat has window locks at 130cm height
• The other window has a deep window sill 46cm deep and the window locks are at 130cm height
• The controls for the night storage heater are at 72cm high
• The fire extinguisher is fixed to the wall, 72cm from the floor

• Door from sitting room to kitchen,82cms wide x 174cms high
• Door hinges are on the right
• Latch is at   131cm height     
• Size of kitchen 4.5 metres x 2.87metres wall to wall      
• Floor - stone flags which by their nature are uneven
• Step up to back door 16cms high 51cms deep
• Back door to garden  77cms wide 179cm high, wooden threshold 3.5cms high 4.5cms wide
• Kitchen is lit with spotlights – light switches at 135cm

 

• Worktop 93cm high x 66.5cm deep
• Double Oven.  Main door is hinged to the left. Height of lowest shelf 22cm from floor
• Second oven has drop down door that can be accessed from the side.  Height of lowest shelf 66cm from floor
• The controls for the cooker are at 95cm height and are at the front of the cooker
• The hob is ceramic and is 93cm high
• Dishwasher is standard size and door is drop down and can be accessed from the side
• Belfast Sink is 90mm high with cupboards underneath
• Taps are mixer with cross head design taps
• Washing machine / tumble dryer is standard size – front loading
• There is a rotary drying line in the garden
• There is free space in the kitchen area to reach  worktops and equipment 1.6 metres x 3 metres
• Drawers can be accessed from the left side
• Sideboard  73cms high with cupboards under
• All cupboards are under work top
• Fridge / freezer.  Door handle for fridge at 67cm height and height of bottom shelf 75cm.  Freezer compartment is beneath fridge with handle at 55cm height

• 3 stairs, first 87cms wide then 113cms, 2 winding stairs to small half landing 120cm x 100cm.
• 4 more stairs to first floor landing 113cms wide. Height of risers varying 18 – 20 cm
• Wooden handrail to left of first three stairs, height 95cms 
• Wooden handrail to left of 4 stairs to first floor landing 89cms high.
• No downward spindles from handrails
• Lighting:  Open door to stairs and double switch to left of living room door, one for living room spots second for stair spots 147cms from floor.
• Wooden upright chair on half landing 44cms to seat.
• Coat hooks over bottom stairs approx 175cms ht.
• Stairs are elm wood. These stairs can be slippery and you are advised to wear rubber soled shoes or rubber soled slippers

Stairs from 1st Floor landing to Bedroom 3

 

• We do not recommend these stairs for the elderly or small children
• Door from landing 56cms wide x 171cms high. 
• Wooden latch 133cm from landing floor, hinge on the right.  Door opens towards landing
• Stairs are elm wood. These stairs can be slippery and you are advised to wear rubber soled shoes or rubber soled slippers
• Stairs are not level.  They are old stairs and are on a tilt
• 4 straight stairs each 18cms high 22cm deep x width up to 93cms.
• 3 twisting stairs to half landing 113cm x 90cm, no handrail,
• 4 stairs 22cm deep x 18 cm high to opening to Bedroom 3.  Handrail to left 94cms high but with no downward spindles
• Smoke alarm with inbuilt light above stairs
• Opening to bedroom 82cms wide by 187cms high.

 

Bedroom Three

 

• Size of room 5.35metres wide x 4.08 metres long
• Main beam length of room 184cms high
• Large beam under window 77cms high 
• Eaves room with sloping ceiling and water tank cupboard to right.
• Locked room to left of entrance for owners own use

• Lawn area at side of house and at front with planted tubs, shrubs and herbaceous flower borders

• Tesco and Ocado can deliver your shopping by advance arrangement if required.  There are a wide range of small shops in Chipping Campden (3 miles away) including a greengrocer, French bakery, small co-op, newsagents, deli, butchers.  Alternatively, in Willersey (one mile away) there is a shop (also selling newspapers, post office with shop and garage.
