Access Statement for Green Cottage, Broad Campden

Introduction

Green Cottage is a mid-terrace 19th century Cotswold stone cottage in the village of Broad Campden.  It is rented out as a holiday home through Campden Cottages.   The accommodation is on three floors and provides kitchen, sitting/dining room, 2 bedrooms and a shower-room. The cottage is fully carpeted except in the kitchen and shower room which are both tiled. 

We have tried to provide as much information as possible in this statement, if you have any queries please do call. 

Pre-Arrival

All enquiries / bookings are handled by Campden Cottages.  They have an extensive web site which includes much useful local information as well as a page for Green Cottage showing photos and a full description.

• Bookings / enquiries can be made via email, fax or phone
• Once the final payment is made, directions are sent to you which include the postcode and information about the use of the key safe.
• The no 21/22 bus runs from Moreton in Marsh to Stratford on Avon via Blockley, Broad Campden, Chipping Campden and Broadway.  There is a link to the timetable under Local Information / Transport on the Campden Cottages web page. There are no buses on Sundays or Bank Holidays
• The nearest railway station is Moreton in Marsh which is approximately 6 miles away. It is on the main line from London Paddington to Worcester.  There is a bridge ramp for wheelchair access. 
• Taxis are not always waiting at the station and you are advised to book a taxi in advance.
• We can provide information in large print on request
• Sheila Rolland is the proprietor of Campden Cottages and lives locally.  She is on hand should you have any queries or need help and can be contacted on the Campden Cottages telephone number. 

• Arrival time:  4.00pm onwards
• Departure time:  By 10.00am
• The cottage does not accept children under 10 years
• No dogs
• Broad Campden has one public house selling good food and real ale and Chipping Campden has a good range of convenience shops as well as a selection of good pubs and restuarants.
• Approximate distances from Blockley: Moreton in Marsh 6 miles, Chipping Campden 1 mile, Stratford upon Avon 13 miles,  Cheltenham 23 miles

Arrival and car parking facilities

• Directions and instructions for the keys are sent to you as soon as the final payment has been made.
• Parking is on the road outside the cottage.

Main Entrance

• The key safe is on the wall to the right of the front door 18cm above the step.
• 84cm wide front door into a small entrance hall leads from the road via a stone step 9cm high and with a 70cm coir mat.  Wooden threshold bar 3cm.  Door hinged to the right.
• Chubb door lock 95cm from ground.
• Hall size:  107cm x 173cm.
• The hall is carpeted with a 60cm door mat.
• A light switch for the hall wall light is to the left on entry at 136cm.

Sitting Room with Dining Area

• 76cm wide door to sitting room.
• Room size: 4.43m x 5.21m (max).
• Fitted carpet throughout the sitting room with 3 rugs.
• Sitting area contains:
• 2-seater sofa 42cm height to top of seat.
• 2 easy chairs with arms 42cm height to top of seat.
• Window seat 49cm height to top of seat.
• Dining area contains table and four chairs.  Table height 71cm.  Dining chairs height 45cm to top of seat.
• Light switch for 3 wall lights to right of door from Entrance Hall at 136cm.  Additional switch at foot of stairs at 135cm.  Standard lamp and reading lamp.
• Wall mounted fire extinguisher to right of kitchen door at 38cm.
• Under stairs cupboard with cleaning equipment and materials with bolt at 51cm.
• 8cm high stone surround to hearth.

Leisure facilities

• Television with Freeview, video player and radio/CD player.
• Range of books.

Self-Catering Kitchen

• There is a 9cm step up from the Sitting Room.
• 76cm x 176cm door.
• Room size: 2.71m x 3.35m.
• Quarry tiled floor with rug at sink.
• Light switch at left of door from Sitting Room at 121cm.
• Good lighting with a ceiling fitting with a trio of spot lights.
• Work surfaces 90cm high.
• Electric cooker with oven, grill and four hot plates.  Control panel at 81cm.
• Fridge under work surfaces with small freezer compartment.  Lowest shelf 23cm.
• Free standing microwave on work surface.
• Dishwasher.
• Washing machine/tumble dryer.
• Ample storage with most china in a wooden dresser, either in cupboards or on shelves, the lowest of which is at 123cm.  Glassware in cupboards above work surfaces with lowest shelf 44cm above work top.
• Pans in cupboards beneath work surfaces.
• Fire blanket on wall to left of dresser at 135cm.
• 74cm door to rear garden with 61cm rubber door mat in front.  Lock height 95cm.  The key is on a hook to the left of the dresser at 146cm.

Stairs and Landings

Enclosed stairs lead from the sitting room to the first floor landing

• Light switch on wall to right of staircase 118cm above first step.
• Stairs are fully carpeted and 77cm wide.
• Wooden banister rail to left.
• The first four steps are straight.  The first step is 16cm high, the others 18cm.  Tread depth is 23cm.  The next four steps are on a 90° turn to the right: tread depth between 4 and 37cm and height 16cm.  Finally four straight steps have a tread depth of 23cm and a height of 17cm, other than the top step which is 20cm high.

• The first floor landing is 2.62m long and increases from 49cm wide at the top of the stairs to 118cm and then 195cm.
• Fully carpeted with a small rug.
• Pendant ceiling light at top of stairs.
• Light switch for staircase light to right of bedroom door at 130cm.
• Fire extinguisher on wall to right of bathroom door at 32cm.

Further enclosed stairs lead to the second floor landing

• The second floor landing is 84cm x 86cm (max).

Bedroom 1

 This room is on the second floor.

• Door 76cm wide with a handle at 96cm.

Bedroom 2

This room is on the first floor.

• Door 76cm wide with handle at 98cm.

Shower Room

This is on the first floor.

Outside Facilities

The outside facilities can be reached from the Kitchen.
