Access Statement

For 4 Grafton Mews, Chipping Campden

 

Introduction

Grafton Mews is a two storey, Cotswold stone and timber  barn conversion situated in the centre of Chipping Campden but in a quiet mews with pedestrian access to the High Street which is only approximately 60 metres away.  Vehicular access is via a graveled, private unadopted lane which opens out into a private parking area with garages.  There is private parking for one car in front of the garage.  

 

We have tried to provide as much information as possible in this statement, if you have any queries please do call. 

 

Pre-Arrival

 

All enquiries / bookings are handled by Campden Cottages.  They have an extensive web site which includes much useful local information as well as a page for Grafton Mews showing photos and a full description.

 

  • Bookings / enquiries can be made via email, fax or phone
  • Once the final payment is made, directions are sent to you which include the postcode
  • There are several buses which stop in Chipping Campden
  • The nearest railway station is Moreton in Marsh which is approximately 8 miles away.  It is on the main line from London Paddington to Worcester.  There is a bridge ramp for wheelchair access.  Taxis are not always waiting at the station and you are advised to book a taxi in advance.
  • Tesco and Ocado can deliver your shopping by advance arrangement if required.  There are a wide range of small shops in Chipping Campden including a greengrocer, French bakery, small co-op, newsagents, deli, butchers
  • We can provide information in large print on request
  • The owner, Sheila Rolland, is the proprietor of Campden Cottages and lives locally.  She is on hand should you have any queries or need help and can be contacted on the Campden Cottages telephone number. 

 

Arrival & Car Parking Facilities

  • Your car can be parked outside the gate to 4 Grafton Mews to load and unload but should then be parked in front of the garage
  • The lane outside the cottage is gravelled
  • The gate into the front patio garden is 3’ wide
  • Paving slabs are laid in the garden, some are slightly uneven
  • There is a step up through the front doorway 70mm high.

 

Main Entrance & Hall
 

  • The entrance door is 730mm wide
  • The key hole lock is 156cm from the ground
  • The light switches are 144cm high
  • The door is hinged on the right 
  • The hallway is 2.25m x 1.84 m with Amtico vinyl wood effect flooring covering the floor in the hall, kitchen and cloakroom. 
  • There is a rug on the floor in the hall
  • The room thermostat for the house is on the wall opposite the front door at 178cm height

 

Main Living Area

 

  • The room measures 3.4 m x 5.34m
  • A door from the hall 700mm wide goes into the sitting room
  • The fitted carpet is twisted Wilton.  There is a rug in front of the fireplace
  • There is a Parker Knoll recliner chair with arms.  The seat is 420mm from the floor
  • There are two sofas – the seat heights for these are ????????
  • 32” Flat screen TV provided with remote control and DVD player with remote control
  • The windows are low with the window locks at ???? height
  • There are four double wall lights and a central light fitting of 3 lights.  There are two standard lamps

 

Self-Catering Kitchen with Dining Area


  • A door from the hall 700mm wide goes into the kitchen
  • The kitchen is 3.2m x 4.5m
  • Worktop height 900mm 
  • Oven door is hinged to the left, height of lowest shelf 108cm
  • The oven has an on/off button and the temperature can be preset – useful for those with poor sight
  • The controls are at 140cm height
  • Hob is 900mm high and is ceramic. The controls are on the right hand side of the hob
  • Dishwasher door is drop down and can be accessed from the right hand side
  • Sink is 900mm high with cupboards underneath
  • Taps are lever
  • There is free space in the kitchen area to reach  worktops and equipment
  • Kitchen is lit with 6 recessed spotlights evenly spaced. There are also under cupboard lights
  • Good contrast between wall, cupboards and other surfaces. However, floor and cupboards are a similar colour
  • Saucepans are in a floor cupboard with pull out drawer. 
  • There is a corner floor cupboard for groceries with a pull out turntable. 
  • Glasses and china are in a wall cupboards.
  • The Larder Fridge is under the worktop.
  • The Freezer is under the worktop with pull out drawers
  • The washing machine and tumble dryer are standard size and are front opening
  • There is a circular dining table with 4 legs.  The table is 800mm high with 680mm floor to lowest point of table (underspace)
  • The 4 wooden matching chairs are 470mm from seat to floor

 

Cloakroom

 

  • The cloakroom is 1.4m x 1.5m
  • Door width 650cm
  • Height of basin 800cm
  • Height of loo seat 430cm
  • Lever taps
  • Central light

  

Stairs and Landing

Stairs from the hall go to the upstairs landing.  Stairs, landing and all bedrooms are covered in twisted Wilton carpet.

  • There is a banister all the way up on the right hand side
  • There are three treads 200mm high and 240mm deep
  • Then the stairs turn 45 degrees with two treads widening out but still 200mm high
  • There are three more treads 200mm high and 240mm deep
  • The stairs turn another 45 degrees but this time there is a larger square tread 860mm x 600mm wide
  • There are then two more treads 200mm high and 240mm deep
  • The landing is 800mm wide (except by radiator) x 4m long
  • There is a wall 900mm high on one side of the landing overlooking the stairs
  • On the wall opposite the stairs is a fire extinguisher at 700cm high
  • Landing light switch 1.4m high
  • The boiler is housed in a cupboard on the landing.  Cupboard doorway 55mm wide.  Boiler controls 800mm from floor

 

Bedroom One with En Suite Shower Room

  • The door is 700mm wide
  • The bedroom is 4.5m x 3.2mg
  • The bed is either 6’ wide or it can be two 3’ beds (it is a zip and link)
  • The height to the top of the mattress is 700mm
  • The window is low and the sill is 370mm from the floor.  There is an escape window 500mm wide x 1.1m high
  • There is not a lot of room to move around the bed but there is easy access from the door side of the bed
  • There are two ceiling lights
  • There are two bedside lamps

 

  • The door into the Shower Room is 600mm wide
  • The shower room is  3m x 1.1m excluding the shower cubicle
  • The flooring is Wikander sealed cork tiles
  • There is a 340 high step into the shower
  • The shower is 900mm x 700mm
  • There is a sealed light over the shower cubicle
  • There is a rubber mat on the shower floor
  • The height of the electric shower controls is 1.55m
  • There is a pull cord 1.45 high for the light which is two spots + a ceiling light in the shower
  • The height to the top of the loo seat is 430mm
  • The basin is  820mm high and is on a pedestal.
  • The taps are lever
  • Shaver point height ???

 

Bedroom Three

 

  • The door is 700mm wide
  • The fitted carpet is twisted Wilton
  • The bedroom is 3.1m x 2.45m
  • There is 800mm space to the side of the bed
  • The bed is a bateau bed with foot and headboard and is  3’ wide
  • The height to the top of the mattress is 500mm
  • The window is low and the sill is 370mm from the floor. 
  • The seat of the chair is 430mm from the floor
  • There is one central ceiling light  and a bedside lamp

  

Bedroom Two

 

  • The door is 700mm wide

  • The bedroom is 3.2m x 3.1m long
  • The double bed is a 4’6” wide with no footboard
  • There is 570mm room on either side of the bed
  • The height to the top of the mattress is 700mm
  • The window is low and the sill is 370mm from the floor.  There is an escape window 500mm wide x 1.1m high
  • There is one central ceiling light  and two bedside lamps
  • Height of bedside tables 600mm
  • Chair – 420mm seat height
  • There are fitted cupboards with sliding doors.  The rail is 1.57m from the floor

This is situated next to Bedroom Two

  • There are two grab handles on the bath
  • There is a lever mixer tap on the bath with a hand held shower attachment
  • There is a rubber mat to go in the bath

  • There is a central light and also a light over the basin mirror

  •  There are 4 chairs (seat ?? cm high).  Cushions are provided

  • Fire Procedures are in the Information File
  • Variable mobile phone reception.  Not good in cottage
  • There is a telephone with an “Honesty Box” for payment
  • WiFi Broadband internet access

  • There are a wide variety of shops in Chipping Campden including bakeries, butcher, greengrocer, deli, mini supermarket, newsagent
